From Watersmeet Road, a small wrought-iron gate leads to concrete steps and path that rise to an elevated paved area that gives access to the apartments.
Another wrought-iron gate leads into the apartment’s patio, garden and private front door.
The garden has a wrought-iron railing to the front and dry-stone retained walls to the rear. There are elevated slate and concrete patios with plenty of room for table and chairs beside the apartment, taking advantage of the views across Watersmeet and across Manor Green to Lynmouth Bay.
Two steps and two wrought-iron gates lead from the patios down into the main part of the garden, which has two built-in benches. A path leads through the garden, with an Astro-turf lawn area to the right and various retained spaces for pots & plants to the left. Feature planting with ferns surrounds a fountain and pond water feature in the middle.
There is an oil storage tank to one side.
To the side of the apartment, a large storage cupboard houses the oil-fired boiler and provides storage for gardening equipment. Outside tap to one side.

Grade 2 listing
Summerhouse, the original hotel (now converted into flats), has a Grade 2 listing. Built in mid-19th century, it was one of the earlier elevated villas built in Lynmouth. The raised terrace garden and railings are of particular historic interest. There are very few gardens in the older parts of the village.
Lynmouth is served by both on-street parking and three car parks, two of which are less than a minute’s walk from the apartment. Residents’ permits are available for c. £90 per year.
Share of Freehold
The flat is held on a long lease, with over 980 years remaining, plus a ¼ share of the freehold. The building is managed by the owners. There is no ground rent. Service charges are 23% of costs (covering maintenance, repairs and buildings insurance).
Unlike many small rural/coastal communities, Lynton & Lynmouth are enabled for super-fast fibre broadband, allowing flexible working by the sea
