From the street in Lynmouth, the Manor is approached along its own, private drive to a parking area with space for several vehicles. Further parking could be provided on a wide verge beside the drive and on the far side of the main house.
Grounds of over one-acre surround the house with large, level lawns on one side and at the rear, which would be suitable for outside catering, marquees etc. Further tarmac areas give access to the main out-building (the Coach house) and the holiday cottages.
Main House (The Manor)
A splendid detached Georgian manor house standing in level lawned grounds and enjoying direct sea views. Some parts of the house are still under-going renovation.
The accommodation comprises:
Entrance porch, with stone pillars. A wide wooden front door opens into a large entrance hall. Stairs rise to the first floor to a large glass-domed light-well. Doors to the bathroom/toilet area, two ground-floor bedrooms, living room/kitchen and café/tea room.
A second front door opens into a further ground floor area, which requires much renovation.
11 bedrooms, four en-suites bath/shower rooms, further bathroom/WCs.
Lower Ground Floor
A series of cellar rooms ideal for storage or wine cellars etc.
The Coach House
Divided into three sections, two of which are currently let to a micro-brewery company. The third section (approximately half the area of the whole building) is still un-renovated with a ground floor and first floor. This could be exploited for numerous commercial uses.
A single garage with double wooden doors, attached to the Coach house.
A separate house divided into four holiday letting units. (Awaiting clarification of planning status.)
On ground and first-floors comprising two bedrooms, open-plan living room/kitchen, shower room.
On ground and first-floors comprising three bedrooms, living room, kitchen, shower room.
A one-bedroom flat on the first floor
(Not yet renovated) Ground floor rooms with space for a one-bedroom flat.
The property stands in a prominent position within level grounds, directly on the seafront in Lynmouth. The twin villages of Lynton & Lynmouth are located on the coast of the Exmoor National Park and attract many visitors all year round, drawn by the picturesque Lynmouth harbour, the Victorian water-powered cliff railway, beauty spots including the Valley of Rocks and many miles of delightful walks.
Full repairing and insuring lease with over 120 years remaining. Ground rent is £30,000pa. The tenant is obliged to carry out considerable renovations. We have requested a full schedule of works. Full details can be made available as soon as possible after viewing the property.
The property is in the process of renovation to the main house, cottages and main out-building. We recommend that buyers obtain estimates to complete all necessary works, but believe that costs are likely to be in excess of £500,000.
The present planning status of the property is as a hotel. It has previously been operated as a care home. Other uses are possible (including restaurant, café, self-catering holiday complex, wedding venue, residential training centre, wellness centre, care home, retreat centre etc), but would require planning permission for a change of use.
